Ballpark by material, installed
For a typical 1,800–2,500 sq ft house in Simcoe County, including removal of old siding, house wrap and trim:
- Vinyl (Kaycan, Gentek): $18,000–$30,000
- Steel: $25,000–$40,000
- LP SmartSide: $30,000–$50,000
- James Hardie: $40,000–$70,000
- Cedar or Maibec: $45,000–$75,000
Board and batten in any material runs 15–30% more than lap because of the extra trim and the time it takes to line up the battens.
What moves the price
- Corners and trim. A simple rectangle with four corners is cheap. A house with bump-outs, gables, bay windows and a dozen corners has far more trim, and trim is where the labour goes.
- Height. Anything above one storey means scaffolding or lifts and slower work.
- Tear-off. Removing old siding and dealing with what's under it adds $2–$4 per square foot. Sometimes we find rot and that has to be fixed before anything goes back on.
- Soffit, fascia and eavestrough. Most people do these at the same time because the eavestrough has to come off anyway. Budget $6,000–$14,000 for all three on an average house.
- Windows. If windows are being replaced, do them before the siding, not after.
What a quote should include
Removal and disposal, house wrap, all trim and corners, flashing at every window and door, caulking, cleanup, and the warranty terms in writing. If a quote is a single line with a number, ask what's in it.
Cheap quotes
A quote that's 30% under everyone else is usually missing tear-off, missing trim, or being done by a crew that nails vinyl tight so it buckles the first hot day. Siding is one of those jobs where a bad install looks fine for a year.
How we quote
We walk the house, measure, and count corners and openings. We give you a price per material so you can see the difference, and a start and finish date. The estimate is free and there's no pressure.
